Superior queen room was exceptional and relaxing. It had a private safe, central heating, and an iron, plus other facilities. This location was stunning and pleasant, near the smart Red Lion pub, Stratford-upon-Avon or Warwick/Leamington Spa and the main attractions.

Wonderful staff and a savoury and tasty breakfast with fruit and fresh home baked bread, as example.

The building is beautiful and the room is clean and immaculate. The location is charming and great, near to the main attractions in-and-around Warwick and the smart Red Lion pub which serves excellent food. It's also just 2 km from The Church of St Peter.

The location of the B&B was convenient, being near the Red Lion pub, Royal Leamington Spa, and Warwickshire. The services were excellent, with very good breakfasts and free parking available if needed.

I had a wonderful stay at this charming B&B surrounded by beautiful countryside. the hosts were incredibly welcoming and made me feel right at home. My room was spacious and clean, with a comfortable bed and a well-equipped bathroom. the breakfast provided was excellent and I thoroughly enjoyed my time here. As a solo traveler, I felt very comfortable and would highly recommend Austons Down Farm B&B to others.

The location of this place is in a beautiful area, it's bright, relaxing, and has lovely views.

Greeted with a cup of tea and biscuits upon arrival, which was a nice touch. the room was clean and the bed was very comfortable. the location was peaceful and surrounded by beautiful scenery.

The mobile signal was very weak, which could be problematic for some guests. the directions to the hotel could have been clearer, as I initially wasn't sure if I had arrived at the correct place.

The welcoming cup of tea and biscuits were a lovely touch. the room was exceptionally clean and the bed was incredibly comfortable. the host went above and beyond by recommending and making a reservation at a local restaurant for us. Breakfast was outstanding. it was an excellent experience.

This place is special, with particularly good views of the garden, and a delicious and savoury English breakfast with a good choice of options, and it's in a central location close to canals.

The queen room was very clean and had all the necessary amenities, including a coffee/tea making machine, a flat-screen TV with satellite channels, and a seating area. The B&B is located in a quiet and convenient location for Claverdon and is close to the Red Lion pub, which serves excellent food. Additionally, it is near the canals, making it a perfect spot for relaxation and exploration.

The room was comfortable and clean, and the bathroom had a nice shower. The breakfast was delicious, with plenty of homemade options to choose from. The location was great, surrounded by beautiful countryside and not far from some charming towns to explore.

There were dogs on the property that were not to my liking. The black one was sweet, but the ridgeback was quite boisterous and seemed to dislike me.

Comfortable rooms, friendly hosts, excellent breakfast. Convenient location near motorway. Fabulous pub nearby, good Indian restaurant in Henley in Arden. Lovely, spacious rooms and fantastic bathrooms. Thoughtful and enlightening conversations at check out. Homely atmosphere, sociable breakfast room, relaxing living room. Great family attitude, super places to eat. Warwick only 10 minutes away. Wonderful stay.
